A white villa, a blue pool and a lawn full of fruit trees.
Downstairs are the living hall and Bedroom G, an ensuite bedroom off it.
Upstairs are three more ensuite bedrooms, each with its own balcony looking over the water. The lawn wraps around the pool with young fruit trees along the wall, and there is covered parking inside the compound.

Good to know

Pre-order at least a day ahead. Food is not included in the villa price. Restaurants are 30 to 45 minutes away.

How many guests can the villa host, and what are the sleeping arrangements?
Nandan Villa sleeps 8 in four double beds, one in each ensuite bedroom, and up to 20 with extra floor mattresses (available at an additional charge). The base rate covers 8 guests; extra guests are ₹500 per person per night.
What are the check-in and check-out times?
Check-in is from 2:00 PM to 10:00 PM and check-out is at 12:00 PM. Early check-in or late checkout may be possible depending on availability, at ₹1,000 per hour.
Is full cooking allowed at the villa?
No, full cooking is not allowed for safety reasons. The kitchenette is for warming food, making tea or coffee and instant snacks like Maggi, with a fridge for drinks. Home-style meal packages cooked by the caretaker’s family can be pre-ordered, and restaurants are 30 to 45 minutes away.
What are the pool and community rules?
Pool timings are 8:00 AM to 10:00 PM. No drinking or smoking in or near the pool. Smoking and drinking are permitted inside the villa but not in the common areas of the gated community. Celebrations are allowed with prior host approval; loud music late at night is not, as the estate has quiet hours.
Is there a power backup?
An inverter covers the villa for about 6 hours and runs the lights, fans and charging points. It does not run the air conditioners, and there is no generator on the property.
Is Nandan Villa pet-friendly?
No, the villa is not pet-friendly.
How do I reach Nandan Villa?
The villa is in the Villa Montana gated community near Vare Village on the Karjat-Murbad Road. A private vehicle is recommended. The nearest railway station is Neral (about 11.5 km); pickup or drop can be arranged on request.

This is a family villa in a quiet gated estate. These rules keep it calm for your group and the neighbours.
- Quiet hours and pool timing
The pool is open 8 AM to 10 PM. Keep music low late at night with doors and windows closed, so nearby families rest easy.
- In the pool
No diving or jumping. No food, drinks or smoking in the pool, it makes the water murky.
- A family-first villa
Nandan Villa is made for family stays, reunions and friends who want the place to themselves. Larger celebrations are possible with prior approval, but loud music and events that disturb the neighbours are not.
- Pets
Pets are not allowed on the property.
- Smoking and alcohol
Permitted inside the villa, but not in the pool or the estate’s common areas. If rooms smell of smoke, a ₹1,000 fine applies.
- Parking
Use the covered parking inside the villa compound, or the marked area inside Villa Montana’s gate.
- Extra guests
The rate covers 8 guests. Extra guests are ₹500 per person per night, up to 20. Extra mattresses on request.
- Security and privacy
A gated estate with CCTV across the outdoor areas. Please lock doors and windows when you go out.
- Valid photo ID
Government photo ID is required for every guest, as local regulation requires.

- Nothing illegal
Nothing illegal under Indian law is permitted anywhere on the property.
- Damages
